The Department of General Services, The Division of Facilities Management (DFM) delivers operational and mission critical services 24 hours a day seven days a week on behalf of County residents and Montgomery County Government. DFM manages over 400 County buildings, ensuring they are maintained at the highest level to provide a comfortable environment for employees and the public.
WHO WE ARE LOOKING FOR
Montgomery County is seeking an individual to monitor and maintain our growing inventory of facilities with installed and operating energy management systems. The successful incumbent will perform technical work primarily involving monitoring heating, ventilation and air conditioning (HVAC) energy management systems in County facilities and troubleshooting control systems to ensure proper and efficient operation. This employee monitors County facilities HVAC systems troubleshoots and corrects computer control systems malfunctions, evaluates computer control system/HVAC system interface, and modifies control systems to improve systems operation and efficiency. In addition, the ideal candidate will be capable of working with newly designed power meters, lighting systems, Uninterruptible Power Systems, Emergency Generator systems, Fire Alarm systems and Computer Room environmental systems. This position will attend meetings and review construction projects to provide technical advice. This position serves as Standby Coordinator on a rotating basis, which will require 24-hour availability and ability to respond to emergencies. The hours for this position are 2:30pm-11pm M-F
What You'll Be Doing
Employee must have the ability to work standby shifts and respond to emergency non-working hour calls. Applicants must also be able to work any fixed shift for 5 consecutive days, which may include evening shifts or weekends. This position is for the M-F 2:30-11pm vacancy.

Experience: Thorough (5 years) experience operating, programming, troubleshooting, installing and maintaining computerized energy management HVAC control systems.
Education: Graduation from high school or High School Certificate of completion recognized in the State of Maryland.
Equivalency: An equivalent combination of education and experience may be substituted.
License: Possession and maintenance at all times of a valid driver's license.

What You'll Be Doing
- Performs diagnostic work, maintenance and servicing of all DDC, PLC or similar programming equipment and systems including air quality and conditioning, refrigeration, heating systems, and lighting/electrical systems.
- Performs programming and testing (ability to configure and create/write/modify programming for a variety of BMS control systems).
- Initiates startups (ability to work with the equipment manufacturer on systems start up), basic third-party integration (Example: meters or lighting control panels, & commissioning).
- Troubleshoots controllers & control system networks with an understanding of electrical, electronic and mechanical diagrams.
- Makes daily checks of, and adjustments to facilities, thermostats, controllers, sensors, automatic control panels, solenoid valves, control valves, pressure gauges, and other related equipment for proper operation.
- Facilitates the Energy Management System (EMS) and HVAC controls and indoor Air Quality (IAQ); write, debugs, codes, analyzes and enhances programs to balance energy management with comfort control; prepares documentation and control flow charts; monitors and adjusts computer-based EMS program for proper HVAC comfort and energy management control.
- Repairs controls for HVAC equipment, installs new controls, replaces defective controls and accessories, troubleshoots, and tests HVAC equipment using controls.
- Makes adjustments and repairs to HVAC equipment in conjunction with the installation, repair, and adjustment of controls and control system networks.
- Monitors work done by outside contractors for adherence to code requirements, workmanship and proper performance and reports back to supervisor.
- Orders parts and replacement units.
- Examines and troubleshoots communication links and local area networks.
- Provides technical assistance.
- Identifies, analyzes and diagnoses BAS and system problems through remote interface means or directly while on site.
- Prepares work orders and written reports on work performed.
- Thinks proactively and solves problems.
