Responsibilities:
  • To supervise and control the installation, maintenance, repair and testing of a wide range of mechanical equipments in a safe manner, in accordance with client procedures and accepted technical standards. The equipment includes, but not limited to cooling towers, condenser & chilled water pumps, Tertiary pumps, ozone generators, air compressors, fire pumps, water treatment system, Sanitary fixtures, vacuum pumps, wet and dry sprinkler system, pipe work related to water and irrigation systems and associated equipments like motorized valves etc.
  • To remain up to date in the field of Mechanical maintenance.
  • To provide work directions to his subordinates and contract staff and ensure that all activity conforms to client policies and procedures.
  • Trouble shooting, carrying out root cause analysis for major and repeated breakdown.
  • Generate Reports, Daily & monthly, work report for major repairs and incident/accident reports.
  • Coordinate both human and materials resources to ensure work request are completed as per assigned priority.
  • Identify areas of process improvement and accordingly recommend proactive measures to ensure smooth running of all mechanical equipment.
  • Carry out risk assessment and Environment Aspect impact of all routine /non-routine activities and implement control measure to ensure safe working environment.

Principle accountabilities:
  • Supervises all activities of assigned personnel at the client. Performs supervisory functions at the level established by the management for the position.
  • Receives and reviews incoming work requests for repairs to Mechanical and other related
    equipments.
  • Processes the work requests after filling in the required materials, man hours, and skill levels.
  • Allocates work to subordinates and contractors, checks progress providing instructions and advice as necessary and ensures that all the completed work conforms to established work standards and statutory requirements.
  • Provides advice related to the planning and commissioning of new projects, which includes liaising with inter discipline engineers within the department, with vendors, consultants, and contractors. He reviews drawings, evaluates systems, drafts scope of work for Plant changes, snags completed projects and generates all relevant work reports.
  • Participates in, and personally carries out the complex installation repair and maintenance of all the mechanical systems.
  • Supervise Installation, repairs and maintenance of water distribution pipe works, valves of all types of potable water, chilled water, waste water and drainage systems.
  • Supervise repairs of all flush valves, mixers, sanitary fittings, and fixtures.
  • Supervise repairs all health and recreation facilities plumbing and mechanical installations.
  • Cleans, clears all drainage systems and soak-away, gutters and rain water pipes.
  • Supervise insulation to hot and chilled water lines & Erection of scaffolding and ladders for high areas access.
  • He provides technical advice to his subordinates, and ensures the proper use of tools and test equipment. He carries out function tests on the repairs carried out prior to reinstating the systems.
  • Plans & carry out the routine and preventive maintenance.
  • Plans & carry out commissioning activity related to new projects.
  • Inspects the work of contractor staff, carrying out related on-site work, resolves problems during work, trains subordinates in safe practices and guidelines.
  • Maintains records and files of work performed, in progress, and work completed. Completes and processes paperwork related to his section such as time sheets, material costs, repairs and activity reports.
  • Assists in the preparation of annual lists of spare parts, consumable materials and special tools or test equipment. Reviews consumption, discusses interchangeability with his supervisor, initiates purchase requisitions for new materials, assists in the receipt of the new material and spare parts through on-site inspection of delivered material.
  • Ensures that optimum stock of material is maintained to cover all eventualities and material is salvaged and reconditioned wherever possible. Carries out similar or related duties such as issue of 'Permits to Work, providing authorized 'safety over rides', ensures that good housekeeping is practiced at all times.
  • Prepares regular work reports - Daily reports, Equipment failure reports,Incident/Accident
    reports, Monthly reports, staff/contractor appraisal reports, indicating activities carried out, problems encountered and produces analysis reports of a technical nature indicating failures and recommendations to alleviate recurring problems.
  • Assists in the development of 'Plant changes' for modification or improvements in the present systems. Reviews or prepares drawings and technical specification for such work.
  • Supervises any in-house project work done by technicians/contractors. Participates in the testing and commissioning of new or modified systems, updates 'on-site' information and drawings' and records 'As-built' drawings.
  • Ensures that all the subordinates are aware of safe working practices and takes necessary precautions in hazardous work environment.
  • Fulfills all the requirements of the CAFM system. Utilizes the system to maximize availability and reliability of the facilities and minimize operating and maintenance costs.
  • Adheres to ISO accreditation, regulation of the department. Carries out audits and completes 'action points' to conform to ISO 9000 series quality management systems requirements.
  • Assists the client Mechanical Engineer in developing and implementing 'Operational/Functional' and preventive maintenance programs and procedures to ensure operational efficiency.

Problem solving / complexity:
  • Deals with a wide range of complex mechanical equipment problems, heavy piping & large capacity chiller plant issues and critical services like air conditioning & potable water supply piping, irrigation & plumbing piping etc.
  • Decides on technical & operational solutions. Leadership qualities and attitude towards work beyond duty hours are essential.
  • Implements the instructions of the client Engineer and Site Coordinator.

Knowledge, skills and experience:
  • At least 10 years of varied experience in the field of Mechanical e maintenance. The incumbent must have a minimum of 5 years supervisory experience.
  • An aptitude and experience in large capacity water cooling systems & projects having piping and associated works, irrigation systems is essential.
  • Completion of secondary education, followed by 4 years Degree in Mechanical is a requirement. Good knowledge of English (both written and understanding of technical manuals) is essential.
  • Must be very familiar with the use of the computer and its applications.
  • Very good interpersonal skills and adaptability to work in a multinational environment.
