Schroders is seeking a Project Manager to oversee the renovation and fit-out of the group's hotel assets (mainly 4 and 5 stars) both in France and across Europe. The successful candidate will play a key role in supporting and implementing value-enhancing projects across a diverse portfolio, with 50% of the assets based in France and the remainder located in Italy, Poland, Belgium, Germany, Spain, the Netherlands, Scotland, and England.

What you'll do

The Project Manager is involved with all the group's hotel assets, both in France (50% of the portfolio) and abroad (Italy, Poland, Belgium, Germany, Spain, the Netherlands, Scotland, and England).

Your main tasks:

Management of renovation/restructuring works as project owner

Each year, in collaboration with the asset management team and hotel General Managers, you develop a 5-year investment plan (CAPEX) to maintain or improve the quality of the hotel portfolio.

You will manage the entire lifecycle of renovation/restructuring projects, from initial design through to delivery and final completion, including:
  • In collaboration with the different teams (Investment, Finance, Asset Management), establishing project specifications,
  • Leading the formation of a project management team, coordinating tender processes, and estimating the works
  • Administrative follow-up on planning permission and other regulatory authorisations (e.g. planning consents, development permits)
  • Overseeing key phases of the works up to delivery, to ensure deadlines, quality, and costs are met
  • Administrative and regulatory control, monitoring, and filing of project documentation (company insurance, staff lists, statutory declarations, certifications, etc.)
  • Overseeing and liaising with external technical contractors responsible for controls concerning health, safety, and compliance (Control Bureau, SPS Coordinator, Asbestos Diagnostics, etc.)
  • Producing and/or maintaining various dashboards enabling the Asset Management and Executive Committee teams to track key project aspects including budget compliance, schedule, decision milestones, quality, etc.

You will also contribute to achieving the company's environmental improvement objectives for the property portfolio, in collaboration with the ESG Project Team.

Technical Due Diligence

In acquisition/disposal projects of hotels or hotel portfolios, you will support the Development team, particularly on the technical and administrative aspects of building assets, including:
  • Selecting advisers and negotiating contracts
  • Analysing and synthesising technical risks and proposed costed solutions
  • Providing recommendations and advice to the Team

Other
  • Regularly verifying lease clauses relating to the division of works between tenant and landlord
  • Regulatory and legislative monitoring regarding changes in fire, safety, accessibility regulations, anticipating and adapting hotels to new standards
  • Tracking and archiving all property documentation specific to each hotel

Each Project Manager will handle 3 to 5 projects simultaneously, each at different stages. For each asset, a "reference team" is assembled, comprising members from each business unit within Schroders Hotels: project management, development, asset management, and finance.

The knowledge, experience and qualifications that will help
  • Engineering school degree
  • Fluent English (European exposure)
  • Around 5-7 years' experience in construction/restructuring of public-access buildings (hotels, retail, offices, shopping centres, etc.)
  • Experience as project owner (investors, developers, hotel chains, project owner's representatives) and/or general contractor and/or project management
  • Ideally, solid knowledge of the technical requirements specific to hotels, for both maintenance/security and refurbishment/restructuring
  • Experience with complex projects, ideally from design to delivery
  • Technical skills to effectively manage/challenge project teams
  • Financial literacy (project profit and loss, CAPEX budgets, etc.)
  • Legal literacy (knowledge of principal legal documents governing project management)
