As Project Manager Architectural Maintenance, you are the architectural conscience within our Construction & Housing Management department. You combine in-depth architectural expertise (control of VO/DO/specifications, detailing, risk recognition) with the organization of maintenance projects on one of the most diverse real estate portfolios in the Netherlands.

You are the driving force in construction: the one who gives direction, helps colleagues in terms of content and monitors quality. You are the linchpin between project leaders, technical building managers, users and consultants.

You will work on labs, educational buildings, research facilities and special buildings with complex constructions and installations. Technically challenging and rich in content - exactly what a strong utilitarian structural engineer is looking for.

What you will do

Architectural specialist & quality controller
  • As a driving force, you assess architectural components of designs, specifications and detailed drawings provided by internal colleagues and external consultants, and test them for quality, risks and feasibility.
  • You identify structural risks at an early stage and ensure that choices are structurally correct and feasible.
  • You are the substantive sparring partner for colleagues within BHM, and you give direction to architectural choices, risks and design details.
  • You monitor architectural standards and update the architectural part of the technical PoR.

Long-term maintenance & strategic maintenance
  • You assess and prioritise maintenance inspections (NEN 2767) carried out by third parties, and translate these into realistic maintenance measures and MJOP adjustments.
  • You will make an important contribution to the recalibration and updating of the multi-year maintenance plan for the buildings (and structural components on campus).
  • You develop maintenance scenarios and advise on replacement times and risks.
  • You contribute to the further development towards value-based maintenance, in which you weigh up technical choices based on safety, functionality, use and risks.
  • You will be part of the MJOP team, where you will steer maintenance strategy, prioritisation and scenarios together with the asset manager and other specialists.

Execution of structural maintenance
  • You organize and supervise annual assignments from the MJOP (e.g. roof replacements, façade repair, insulation, architectural envelope and finishing).
  • You manage consultants and contractors in terms of content and ensure that the agreements made are worked out in a technically correct and feasible manner.
  • You follow the progress, monitor quality and keep an overview of planning and budget.

Cooperation & coordination
  • You coordinate with users, researchers and colleagues from project teams and BHM, and involve them in architectural choices in a timely manner.
  • You can clearly explain technical choices and weigh up interests carefully, taking into account functionality, research, education and business operations.
  • You work calmly, collegially and carefully, in line with the way we work together at WUR.

Where you will work?

You will be working in the Construction- & Housing Management (BHM) section, part of the Real Estate & Housing department of the Facilities Department for Wageningen University & Research. BHM is responsible for the construction, project and maintenance management of all WUR buildings in the Netherlands. Different teams and disciplines work together within BHM:
  1. Project managers, who carry out projects in the field of new construction, renovation, remodeling, sustainability and maintenance (including structural and installation maintenance projects).
  2. Asset management, which focuses on the (multi-year) maintenance and development of the multi-year maintenance plan.
  3. Technical management, which mainly provides the daily support of the campus locations.

In addition, various knowledge domains are represented within BHM: architecture, mechanical engineering, electrical engineering and measurement & control technology. Experts are present in each domain who monitor the technical quality and ensure that our buildings meet the high standards of an internationally leading knowledge institute.

You will be a colleague of the BHM section, which consists of approximately 23 colleagues: project leaders and project managers, Technical Building Managers (TGB'ers) and the asset manager. Together, we manage approximately 650,000 m² of buildings and facilities - including educational buildings, laboratories, research facilities, greenhouses and non-residential spaces - with an annual maintenance budget of approximately €18 million, supplemented by a project portfolio of approximately €60 million.

The atmosphere in BHM is collegial, content-driven and professional. We help each other and you are allowed to make mistakes, but we do expect craftsmanship, ownership and a proactive attitude, appropriate to the role of construction pioneer.

Your qualities

Must-haves
  1. Completed HBO/WO Architecture, or MBO Architecture + >10 years of demonstrable relevant experience.
  2. At least 5 years of experience in structural maintenance of non-residential buildings.
  3. Experience with reading / checking VO/DO/specifications, detailing and recognizing structural/building physics risks.
  4. Experience with multi-year maintenance plans and application of NEN 2767.
  5. Experience with complex environments (labs, education, research buildings).
  6. Strong communication skills and ability to give direction.
  7. Proactive and independent attitude; Someone who says: "That's how it should be".
  8. Excellent command of the Dutch language.

Nice-to-haves
  1. Experience in public or educational settings.
  2. Experience with asset management principles.
  3. Experience with sustainability issues surrounding building envelopes.
  4. Experience with risk-based maintenance strategies.
