Job Introduction

What you'll do

As a Project Manager - Planned Investment, you will lead the delivery of key improvement programmes across our homes, ensuring that projects are well-planned, effectively managed, and successfully completed. You will oversee a range of works including cyclical programmes, retrofit activity, and kitchen and bathroom upgrades, ensuring these are delivered to high standards of quality, safety, and performance. Your role will support the smooth coordination of teams, contractors, and stakeholders, ensuring that residents benefit from well-managed and high-quality improvements to their homes.

How you'll do it
  • Ensure Kitchen and bathroom, retrofit and/or planned programme objectives are met, by leading a multi-disciplinary project team to deliver agreed outputs. You will be the main point of contact between NHG and the project delivery team.
  • Manage contractors to deliver multi-million-pound reinvestment programmes on time, within budget, and to the required standards.
  • Provide insights and feedback to support continuous improvement in the delivery of planned works.
  • Oversee contract management activities, including KPIs, monthly performance meetings, and ongoing supplier performance management.
  • Work closely with cost consultants to manage commercial matters, raise orders, verify payment certificates, and ensure accurate financial management.
  • Ensure accurate programme and project data is maintained, supporting effective planning and reporting.
  • Identify, assess, and manage project risks, escalating issues and proposing solutions where required.
  • Sign off completed projects at handover and end-of-defects stages, ensuring contractual and quality requirements are met and residents are involved where appropriate.
  • Monitor health and safety performance through inspections, contractor meetings, incident reviews, and performance reporting.
  • Support the wider planned investment delivery programme, stepping up when required to assist senior colleagues.
  • Ensure compliance with statutory, regulatory, and internal requirements, including building safety, health and safety, and financial regulations.

Work in a hybrid arrangement, spending at least three days per week on site and/or in the office.

Essential:
  • Qualification in a relevant discipline - including a construction, project management or retrofit qualification (Level 2, 3 of 5 from Retrofit Academy) and/or membership of a professional body institute such as RICS, CIOB, or APM.
  • Strong project management experience, including delivering programmes to agreed timeframes and targets.
  • Proven experience and Ability to analyse situations, manage risks, and develop workable solutions.
  • Excellent communication and engagement skills, with the ability to work effectively with a wide range of stakeholders.
  • Experience planning, organising, and managing priorities across complex programmes.
  • Proven ability to work with internal teams, residents, partners, consultants, and contractors.
  • Understanding of contract administration, including JCT Design and Build or Measured Term contracts.
  • Commitment to equality, diversity, and inclusive service delivery.
  • Understanding of sustainability, net zero, and environmental considerations in housing.

This role is subject to an enhanced criminal record check (CRB) issued by the disclosure and barring service (DBS).
