Position Overview:

We are currently recruiting for Project Manager (Property & Office Refurbishment) to join the Barbour team, based at Barbour House, South Shields. Barbour is seeking an experienced Property Project Manager to support the Head of Site Services in delivering a range of property projects. This includes project managing to completion an ongoing complex Head Office refurbishment, supporting the management of our existing property portfolio, and contributing to the expansion of our estate.

This is role requires strong project management skills, excellent stakeholder engagement, and the ability to negotiate and manage contracts effectively. You will work closely with internal teams and external partners, including architects, builders, surveyors, and technical consultants, to ensure projects are delivered on time, within budget, and to the highest standards.

About the Ongoing Office Refurbishment Project

You will assume responsibility for an ongoing full refurbishment of our Head Office space, driving it through to successful completion. This includes:
  • Complete redesign and refit of existing office areas in line with the agreed plans.
  • Integration of high-quality finishes and décor aligned with Barbour's brand identity.
  • Coordination of technical services (e.g. M&E and IT infrastructure).
  • Managing phased delivery to minimise disruption to business operations and coordinate the team moves internally to align with the phasing taking into account the operational business needs.
  • Ensuring compliance with building regulations, health & safety, and sustainability standards.
  • Keeping the project on track, resolving issues, and ensuring quality outcomes.

Essential Duties and Responsibilities:

Project Delivery
  • Take ownership of the ongoing refurbishment project and lead it to completion.
  • Keep the project on track, ensuring timelines and milestones are met.
  • Monitor and mitigate costs, delivering projects within agreed budgets.
  • Ensure the highest quality standards for collaborative spaces and internal décor.
  • Manage any internal risk registers and implement mitigation strategies.

Contract Negotiation & Procurement
  • On all new projects, lead contract negotiations with contractors, suppliers, and consultants to secure best value and favourable terms.
  • On all new projects, prepare scopes of work, tender documentation, evaluation criteria and management of tender processes
  • On all projects including the ongoing head office refurbishment, manage contract administration, including variations, payment applications, and final account settlement.
  • On all projects including the ongoing head office refurbishment, ensure compliance with contractual obligations and performance standards.

Support Estate Refurbishment / Expansion (Including retail)
  • Manage the delivery of retail store refits and refurbishments, ensuring consistent brand standards and high-quality execution.
  • Support the rollout of new store openings and wider estate expansion initiatives.
  • Contribute to the planning and delivery of development and refurbishment projects across the property portfolio.
  • Coordinate effectively with internal stakeholders and external partners, including retail teams, architects, surveyors, and contractors, to ensure smooth and successful project outcomes

Compliance & Standards
  • Ensure all projects comply with property regulations, building codes, and architectural specifications.

Project Governance
  • Develop and maintain project plans, budgets, and timelines.
  • Manage procurement and contractor relationships.
  • Report progress and key milestones to senior leadership.

Stakeholder Engagement
  • Build strong relationships with internal teams and external partners.
  • Act as the primary point of contact for all project-related matters.
  • Provide clear communication and regular updates to stakeholders.

Skills and Experience:
  • Degree in Project Management, Construction Management, Building Surveying, or related discipline.
  • Professional accreditation (e.g., RICS, APM) desirable.
  • Proven experience delivering complex office refurbishment projects, ideally taking over mid-project and driving to completion.
  • Strong understanding of property regulations, compliance requirements, and architectural principles.
  • Demonstrated ability in contract negotiation and commercial management.
  • Excellent stakeholder management and communication skills.
  • Ability to manage budgets and deliver projects within financial targets.
  • Knowledge of Health & Safety and environmental regulations.
