Construction Manager

Location: Alexandria, Louisiana

Role: Facilities Construction Manager

It should be noted that sound and vigorous project planning is the key to project success. A Construction Manager functions in and contributes to every facet of the project. He/she is both a "Thinker" and a "Doer."

Effective Planners are in an unusual position on the site because they participate in all of the phases of the project from beginning to end. No list can contain all of the activities of a Planner. However, the activities can be summed up as follows.

Duties:

Engineering Information

• Receive and review E.I. Packages for completeness.
• Review E.I.'s and drawings with Superintendent.
• Maintain E.I. File and drawing file with engineering clerk.
• Develop material take-offs and write requisitions.
• Develop schedule and labor requirements with Superintendents.
• Develop labor and material estimates and write work orders.
• Develop project shutdown schedules.
• Develop project Safety checklist.
• Initiate F.I.'s, estimate F.I.'s, and track them to completion.
• Develop a clear communication flow with the superintendents, field, plant and commissioning team.
• Schedule retrofit requirements.
• Work closely with other Planners to ensure job is running as a unit toward a common goal.

Construction Status

• Monitor daily activities and track schedule performance (Attend update meetings).
• Interpret and resolve engineering discrepancies, interferences, etc. (Coordinate F.I.'s).
• Develop weekly work list.
• Develop construction completion punchlist and exception lists.
• Track and sign-off construction completion checklists.
• Monitor quality control and safety.
• Prepare construction completion turnover package. (Drawing markups, schematics, vendor data, etc.)
• Coordinate downtime activities as post start-up to maximize efficiency concerning F.I. completion, retrofits, punchlist items, etc.

Equipment Status

• Develop and maintain current ESM (Working with Area Manager and other Planners. Must identify needs and monitor delivery status in order to meet schedule requirements.
• Shakeout equipment deliveries.
• Complete Material Request Forms for release of items from the Construction Warehouse.
• Track BILFINGER Industrial Services Material Requisitions for delivery and completeness.
• Work with field personnel to help maintain stock material and tool inventories.
• On Owner Purchased Equipment, work with the Warehouse Coordinator to identify shortages and incorrect parts to P&G.

Cost

• Review and provide input to project cost estimates.
• Review monthly Project Cost Status Report

1. Maintain PF or effort hour charts.
2. Input and/or adjust projections as required.
3. Write labor and material variances as required.
4. Review "2nd. Run" for accuracy.

• Code craft time sheets daily, by the designated time.
• Review and code subcontractor billings.
• Prepare & submit Fixed Asset Disposal Orders (FADO's) when required.
• Assist Capital Accountants with Utensil Tagging information and paperwork.
• Provide Area Manager with effort hour tracking information.

• Construction equipment knowledge for specific job tasks ( excavators, street sweepers, backhoe, genie lifts, etc.)
• Storm preparation (Ice, snow, hurricane prep, etc.)
• Tree removal
