Position Information
The purpose of this classification is to perform skilled/semi-skilled commercial craftsman-level work involving commercial and industrial Heating, Ventilation, and Air Conditioning (HVAC) systems and equipment for County owned buildings and to provide technical support and training to other in-house technicians and contractors.
Job Summary

Performs skilled/semi-skilled commercial craftsman-level work involving HVAC systems for County buildings, equipment, and related facilities.
Inspects, troubleshoots, and repairs HVAC systems by utilizing HVAC testing devices and equipment.
Reviews and interprets HVAC and mechanical blueprints and schematics.
Repairs and replaces defective HVAC parts and components such as wiring, circuit boards, fuses, switches, breakers, and sensors.
Performs preventative maintenance on HVAC systems such as servicing, lubricating, adjusting and replacing parts.
Maintains tools and equipment and keeps HVAC supplies and parts in order.
Ensures that operation, repair, maintenance, and installation of HVAC systems and devices are in compliance with applicable laws, codes, regulations, and standards; initiates any actions necessary to correct deviations or violations.
Responds to work orders or work requests to conduct various installation, repair, or maintenance projects as assigned; calculates/estimates time and material needed to complete projects; plans work activities to minimize down time in offices or other work areas; conducts maintenance inspections of the HVAC systems in buildings, equipment, and facilities to identify necessary repairs; reports potentially hazardous or dangerous situations to supervisor; responds to emergency situations.
Monitors inventory levels of department equipment, tools, chemicals, supplies, and other materials; ensures availability of adequate materials to conduct work activities; initiates requests for new or replacement materials; picks up supplies as needed.
Operates a variety of machinery, equipment, and tools associated with projects and work activities, which may include a utility truck, welder, torch, generator, HVAC tools, ladder, or two-way radio.
Performs general cleaning/maintenance tasks necessary to keep equipment and tools in operable condition, which may include inspecting equipment, checking/replacing fluids, refueling vehicles, greasing equipment, washing/cleaning equipment, cleaning project work areas, and cleaning shop; monitors equipment operations to maintain efficiency and safety; reports faulty equipment.
Follows safety procedures, utilizes safety equipment, and monitors work environment to ensure safety of employees and other individuals.
Maintains accurate records of equipment maintenance activities.
Utilizes a computer, word processing software and the intranet to research issues with HVACHVAC systems to find solutions and resources. Prepares or completes various forms, reports, correspondence, logs, work requests, purchase requests, supply requests, maintenance records, diagrams, construction drawings, or other documents.
Notifies supervisor of situations involving mechanical problems, low inventory levels, or other issues requiring attention.
Communicates with supervisor, employees, other departments, community service workers, inmate workers, contractors/subcontractors, utility companies, vendors/suppliers, the public, outside agencies, and other individuals as needed to coordinate work activities, review status of work, exchange information, or resolve problems.
Maintains a comprehensive, current knowledge of applicable laws/regulations; maintains an awareness of new methods, trends and advances in the profession; reads professional literature; maintains professional affiliations; attends workshops and training sessions as appropriate.
Provides HVAC training to co-workers as necessary.
Monitors and inspects HVAC work performed by co-workers or contractors.
Evaluates and advises Senior HVAC Specialist and Maintenance Manager on HVAC systems and equipment issues and solutions.
Performs special projects; responds to after-hours calls or emergency situations as needed.
ADDITIONAL FUNCTIONS
This classification is designated as a safety sensitive position which is subject to random drug and alcohol testing and any other drug testing methods as stated in policies adopted by Forsyth County concerning drug and alcohol.
Provides assistance to other employees or departments as needed.
Performs other related duties as required.
Minimum Qualifications
High school diploma or GED; supplemented by vocational/technical training in commercial and industrial HVAC systems; supplemented by four (4) years previous experience and/or training that includes commercial or industrial HVAC systems; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job.

100% paid by Forsyth County. Eligibility begins date of hire.
Short Term Disability - 60% of weekly earnings to a maximum of $1,000.00 a week. Eligibility begins 14 days after an accident or sickness and has a benefit period of 24 weeks.
Long Term Disability - 60% of monthly earnings to a maximum of $5,000.00 a month. Eligibility begins at 26 weeks to coordinate with the end of Short Term benefits and continues 24 months (Own Occupation).
