Assistant Maintenance Technician

Location: Paradise Gardens - Dallas, TX

Compensation: $24- $26 Per hour

Position Summary

We are seeking a hardworking, motivated Assistant Maintenance Technician to support the day-to-day maintenance operations at one of our residential communities. This is a hands-on role designed for someone who wants to develop technical skills and gain experience in areas such as HVAC, plumbing, electrical, and carpentry.

Working under the direction of the Maintenance Supervisor and alongside experienced technicians, the Assistant Maintenance Technician plays a key role in ensuring our communities are safe, functional, and welcoming for all residents.

Essential Functions

General Maintenance Assistance

  • Assist with completing service requests in a timely and professional manner
  • Perform basic repairs including replacing light bulbs, fixing minor leaks, unclogging drains, and touch-up painting
  • Support the team in maintaining common areas and keeping the property clean and orderly
  • Learn through hands-on experience while shadowing senior maintenance technicians on more complex work
  • Help create and track work orders, and assist with vendor scheduling, follow-ups, and navigating price quotes for maintenance materials or services

Preventative Maintenance

  • Assist with preventative maintenance tasks such as changing HVAC filters, checking plumbing fixtures, and inspecting property lighting
  • Report potential maintenance issues to the Maintenance Supervisor after routine walk-throughs

Unit Turnovers

  • Help prepare vacant apartments for new residents through cleaning, basic repairs, and touch-up painting
  • Assist with move-in and move-out inspections to ensure units meet company standards

Groundskeeping & Exterior Maintenance

  • Assist in maintaining the property's exterior and enhancing curb appeal
  • Participate in seasonal upkeep tasks such as snow/ice removal, landscaping clean-up, or exterior painting

Safety & Equipment Support

  • Follow OSHA regulations and all company safety policies when handling tools or working on-site
  • Help maintain and organize tools and equipment
  • Attend team safety meetings and participate in ongoing training

Qualifications

Experience

  • Prior maintenance or related work experience is a plus but not required
  • Willingness to learn building systems and apply new hands-on skills

Education

  • High school diploma or equivalent required
  • Technical or vocational training in a building trade is a plus
  • Certifications such as HVAC, EPA, or trade-specific training (plumbing, electrical, carpentry) are required; willingness to pursue certifications with company support is highly encouraged

Skills

  • Basic understanding of hand tools and maintenance equipment
  • Ability to follow instructions and work efficiently
  • Good communication and teamwork skills
  • Attention to detail and a proactive attitude toward learning and development

Work Environment & Physical Requirements

The Assistant Maintenance Technician role requires regular hands-on work in both indoor and outdoor settings. Candidates must be comfortable performing physical tasks and working in a fast-paced residential environment. Physical and environmental expectations include:

  • Ability to walk, stand, bend, kneel, and climb stairs or ladders throughout the day
  • Lift and carry tools, equipment, and materials up to 50 lbs.
  • Use hand and power tools with manual dexterity for maintenance and repair tasks
  • Work in various weather conditions, including heat, cold, rain, and snow
  • Enter tight or elevated spaces such as rooftops, attics, or utility areas as needed
  • Use appropriate personal protective equipment (PPE) for safety
  • Must maintain punctuality and reliable attendance for scheduled shifts and on-call needs
