This Position reports to:
Country Real Estate Manager

We are seeking a proactive and detail-oriented Real Estate Portfolio Manager to support the Country Real Estate Manager and contribute to corporate real estate and facilities management function.

This role is ideal for a commercially savvy professional with a strong background in property management and commercial real estate, a passion for continuous improvement, and digital fluency to thrive in a dynamic, global organization. We also welcome candidates with strong digital skills-particularly in Power BI, data analytics, and emerging tech-who may be new to property but are eager to build a career in the field.

As a key member of the ABB Real Estate team, you will be responsible for the operational management of ABB's freehold and leasehold property interests. You'll ensure compliance, efficiency, and strategic alignment across lease administration, vendor coordination, financial reporting, digital systems and compliance. This role is located in Moorebank, NSW.

The work model for the role is: Structured Hybrid

You will be mainly accountable for:

• Manage and review commercial lease agreements.
• Conduct property audits, track obligations, and handle lease-related documentation including invoices and guarantees.
• Maintain accurate records, benchmark and monitor market trends.
• Serve as the main contact for landlords, councils, and utility providers.
• Oversee rent and utility payments in a timely manner, purchase orders, vendor selection and working with ABB's IFM partner.
• Prepare OPEX budgets, support CAPEX planning, and collaborate on forecasting.
• Deliver financial insights and reporting in partnership with the Real Estate Controller.
• Administer real estate and procurement platforms (e.g., SAP Ariba, Tririga)
• Collaborate with data and systems teams to reimagine legacy processes, implement scalable solutions, and champion continuous improvement across platforms

Qualifications for the role

• Recognised qualifications in Property, Facilities, or Commercial Management are valued.
• Experience in commercial leasing, property management, or real estate transactions is preferred, especially with knowledge of commercial property best practices and compliance.
• Strong digital skills-particularly in Power BI, data analytics, and emerging technologies.
• Strong communication, stakeholder engagement, and organisational skills are essential.
• Familiarity with real estate platforms, CRM systems, and sustainability practices is a plus.
• A commitment to learning and staying current with industry trends is encouraged.
