Job Description:

As bp transitions to an integrated energy company, we must adapt to a changing world and maintain competitive performance. bp's customers & products (C&P) business area is setting up a business and technology centre (BTC) in Pune, India. This will support the delivery of an enhanced customer experience and drive innovation by building global capabilities at scale, demonstrating technology, and developing deep expertise. The BTC will be a core and connected part of our business, bringing together colleagues who report into their respective part of C&P, working together with other functions across bp. This is an exciting time to join bp and the customers & products BTC.

bp's EV and convenience strategy requires focused portfolio stewardship and detailed management of lease, legal and 3rd-party obligations. As the network rapidly expands across highways, cities and high-value locations, robust control of estates data, contractual commitments and compliance requirements is crucial to protect value, minimise risk, and enable timely delivery of new assets.

The Real Estate Estates & Obligations Lead will manage freehold, lease and license obligations, landlord and partner commitments, statutory and contractual milestones, portfolio risks, and end-to-end estates administration. The role ensures bp meets all legal/operational obligations, supports investment decisions with high-quality estate data, and provides insight and oversight across the company-owned and 3rd-party portfolio.

Key accountabilities:

Portfolio obligations management

  • Maintain bp's end-to-end register of freehold, lease and license terms, break/renewal triggers, rent reviews, dilapidations, tax payments, margin payments, and all contractual obligations across the estate.
  • Ensure timely compliance with legal and statutory obligations, working with Legal, HSSE, Finance, external landlords/partners and service providers.
  • Manage estates to enable efficient commercial outcomes
  • Track and manage 3rd-party commitments (e.g., access rights, construction obligations, service agreements) to protect bp's operational continuity.
  • Work with 3rd party service providers as required to implement the management of commitments

Data, controls & reporting

  • Own estates data integrity across lease databases, dedication registers, and obligation tracking systems; ensure high accuracy and audit-readiness.
  • Prepare portfolio reporting for senior stakeholders: upcoming breaks, risk hotspots, exposure profiles, and financial implications of estate obligations.
  • Support Investment Governance with validated estate information to advise site decisions, renewals, disposals and capital allocation.
  • Identify and escalate risks related to non-compliance, landlord disputes, construction/operational obligations, or performance.
  • Support continuous improvement of portfolio processes, tools, templates and controls across the European estate.

Stakeholder & partner engagement

  • Coordinate with Land Acquisition, Build, Ops, Legal and external partners to ensure clarity of obligations and timely delivery of commitments.
  • Provide mentorship to project teams on lease constraints, key dates, and obligations that may impact construction, planning, or operational activities.

Education and Qualifications:

  • Degree in real estate, law, finance, property management or related discipline (or equivalent professional experience) preferable.

Essential experience:

  • 3-5+ years' experience in real estate portfolio management, lease administration, estates governance or asset management.
  • Strong understanding of commercial lease structures, break/renewal mechanics, and landlord-tenant obligations.
  • Demonstrated ability to manage complex legal/contractual information and ensure compliance across multiple markets.
  • High proficiency with estates/lease management systems and portfolio data tools.
  • Strong analytical capability with commercial awareness; able to interpret sophisticated obligations and quantify business impact..
  • Excellent organization, attention to detail and delivery discipline.
