Job Title: Licensed HVAC Technician Exemption Status: Non-Exempt

Reports to: Director of Facilities & Construction; Pay Grade: Auxiliary 7

Maintenance Supervisor

PRIMARY PURPOSE:

Under general supervision, maintain, repair, and install heating, ventilation, and air conditioning systems and equipment throughout the district. Maintain and provide for the safe condition and operation of all HVAC systems in district facilities.

QUALIFICATIONS:

Education/Certification:
  • High school diploma or GED
  • Valid Texas driver's license
  • Texas air conditioning and refrigeration contractor license or technician certification.

Special Knowledge/Skills:
  1. Knowledge of HVAC repairs, maintenance, and installation techniques.
  2. Ability to read and interpret blueprints, diagrams, schematics, and written reference material.
  3. Ability to perform mathematical calculations.
  4. Ability to diagnose and resolve problems.
  5. Ability to use hand and power tools.

Experience:
  • Five years' experience in HVAC field

MAJOR RESPONSIBILITIES AND DUTIES:

HVAC Project Coordination
  1. Work cooperatively with others to schedule assigned repairs.
  2. Assist in selecting materials and hardware, and estimating cost of HVAC projects including labor (time), materials, and other related costs.
  3. Provide guidance when necessary to other maintenance workers to complete HVAC repairs as needed.
  4. Maintain Freon dispensing records to meet federal requirements.

Maintenance and Repair
  1. Diagnose and repair malfunctions in various types of heating and air conditioning systems, including rooftop equipment.
  2. Install new heating and air conditioning systems and components.
  3. Relocate and expand existing HVAC systems.
  4. Repair, replace, or calibrate controls, thermostats, switches, fuses, and electrical wiring.
  5. Fabricate, assemble, and install duct work and piping according to specifications and code.
  6. Wire and connect motors, compressors, temperature controls, and humidity controls according to wiring schematics.
  7. Perform duct cleaning and air quality testing

Inspection
  1. Assist in inspection of all district buildings and facilities, detect and initiate needed repairs on HVAC equipment as needed, following established inspection procedures.
  2. Conduct on-site inspection of repair projects upon completion and ensure areas are clean.
  3. Assist in monitoring and inspection of contract work as required.

Safety
  1. Support training and orientation of workers in safety procedures and proper use of tools and equipment.
  2. Follow established safety procedures and techniques to perform job duties and operate tools and equipment.
  3. Correct unsafe conditions in work area and report any conditions that are not correctable to supervisor immediately.

Inventory and Equipment
  1. Follow preventive maintenance schedules for maintenance and repair of tools and equipment; perform preventive maintenance on tools and equipment to ensure they are in safe operating condition.
  2. Assist in inventory of tools and equipment; recommend replacement of existing equipment as appropriate.

Other
  1. Assist as needed in energy conservation surveys to help realize most efficient, cost-effective use of HVAC energy.
  2. Maintain accurate records on material and labor used.
  3. Maintain assigned district-owned tools, equipment, and materials.
  4. Work irregular hours and respond to after-hours emergency calls as needed.


UPERVISORY RESPONSIBILITIES:

Occasional technical oversight and inspection of work performed by other maintenance workers assisting in work assignments.

WORKING CONDITIONS:

Equipment Used:

Meter, gauge, welding equipment, ladder, hoist, hand and power tools, pipe bender, propane torch. Light truck or van.

Mental Demands/Physical Demands/Environmental Factors:

Continual walking, standing, climbing, stooping, bending, kneeling, reaching, and heavy lifting and carrying. Work in tiring and uncomfortable positions; outside and inside. Exposure to hot and cold temperatures. Frequent district-wide travel.
