JOB QUALIFICATIONS:

EDUCATION:

Requires a high school diploma or equivalent. EPA certification is required.

EXPERIENCE:

Three years of progressive experience in service facility maintenance to include HVAC, mechanical, and refrigeration mechanics, installation, building automation systems, and troubleshooting.

JOB KNOWLEDGE & SKILLS:
  • Proficient in installation, maintenance, and troubleshooting of commercial and light-industrial HVAC systems, including split systems, heat pumps, geothermal water source heat pumps, packaged rooftop & wall-mounted units, and mini-splits.
  • Experience maintaining climate control systems in mission-critical environments, such as fiber optic huts or telecommunications facilities, with knowledge of redundancy requirements and environmental monitoring alarms.
  • Skilled in diagnosing electrical, refrigerant, and airflow issues; proficient at reading and interpreting equipment operating manuals, wiring diagrams, schematics, and product instructions/warnings.
  • Knowledge of preventive maintenance practices, seasonal HVAC preparation, and energy efficiency optimization.
  • Proficient with Microsoft Office software and handheld devices (smartphones, iPads) for documentation, research, and work order management.
  • Understanding of facility safety requirements, including OSHA standards, confined space protocols, and hazardous material handling.
  • Excellent customer service orientation and interpersonal skills, with strong written and verbal communication abilities.
  • Ability to coordinate with outside contractors and vendors to ensure timely and cost-effective repairs.

MAJOR JOB TASKS:
  • Perform HVAC Maintenance & Repair - Inspect, maintain, and repair heating, ventilation, and air conditioning systems for all facilities and fiber optic huts, ensuring optimal performance and energy efficiency. Replace filters, belts, and other components; troubleshoot and correct operational issues using diagnostic tools, manuals, and web resources.
  • Fiber Optic Hut Environmental Systems - Conduct scheduled and emergency service for HVAC units in fiber optic huts to maintain required climate control and protect equipment; respond promptly to alarms or failures.
  • Preventive Maintenance - Execute monthly inspections of facility HVAC systems, buildings, and grounds; complete inspection checklists; report findings to Supervisor; and initiate repair or service requests as needed.
  • General Facilities Maintenance - Perform light repairs, including minor drywall patching, painting, plumbing fixture adjustments, door/hardware replacements, and lighting maintenance with minimal disruption to work areas.
  • Vendor & Service Coordination - Assist in overseeing outside vendors performing specialized HVAC or facility services, ensuring quality and adherence to safety standards.
  • Tools, Equipment & Inventory - Maintain proper storage and organization of tools, materials, and chemicals; track HVAC and general maintenance inventory; ensure safe disposal of light bulbs, fluorescent tubes, and chemicals.
  • Safety & Emergency Response - Maintain parking lots, driveways, and lawns to ensure safety; respond to facility-related emergencies as assigned.

EQUIPMENT OPERATED:
  • Must have a current driver's license.
  • Must be able to operate efficiently and safely vehicles, forklifts, parking lot sweepers, and other miscellaneous maintenance equipment.

PHYSICAL REQUIREMENTS:
  • This position is frequently required to stand, walk, sit, talk, and hear.
  • The Employee is required to use the entire body to lift, reach, stoop, kneel, crouch, or crawl.
  • The employee must frequently lift and/or move 25 pounds and occasionally lift and/or move up to 50 pounds.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
